Denning Property is run by Marty — founder, investor and the person on the other end of the phone. After a career in the British military built around planning, communication and delivering under pressure, he applies the same discipline to property: buy carefully, budget honestly, execute properly.
The portfolio is focused on Teesside — strong rental demand, sensible entry prices and proven yields. The strategy is deliberately simple: buy tired houses below market value, refurbish them to a standard we’d happily live in, refinance to recycle capital, and hold them as quality long-term rentals.
The property world is full of people selling courses, mentorships and lifestyles. That’s not us. We don’t sell training, we don’t promise financial freedom, we're simply just implementing the simple systems ourselves.
What we do instead is publish our actual deals with actual numbers — purchase price, refurb cost, fees, valuation, rent, return — including the deals that are still in progress. We’d rather show a smaller track record honestly than inflate a bigger one. Every figure on this site can stand up to scrutiny, and we’re happy for you to check.
And let’s be straight about something else: we’re relatively new to property. No decades-long track record, no hundred-property portfolio — and no interest in pretending otherwise. What we have is a proven, repeatable process, the discipline to follow it, and results published in full as they happen. We think honesty about where we are beats exaggeration about where we aren’t — and if that’s the kind of operator you want to work with, we’ll get along fine.
